Avondale grew from a farming town into a high-volume southwest-valley housing market, and the shape of that growth is written in its subdivisions. Garden Lakes anchors the older side from the 1980s; Rancho Santa Fe brought Spanish-tile homes in the early 90s; and Coldwater Springs, Crystal Gardens, and Cambridge Estates filled the newer north end through the late 90s and 2000s. The city more than doubled in population in a single decade at the peak of that build wave.

That timing matters at the window. A lot of Avondale's stock is now that classic 2000s production two-story - arched accent windows, plant shelves, two-story great-room glass, and wide patio sliders - and the builder-grade blinds and verticals that came with them are exactly the products the desert sun retires first. When homeowners call us here, the vertical blinds on the slider have usually already lost a few vanes.
