Glendale is the West Valley's established chapter. The city spans seven decades of housing - pre-war bungalows in Catlin Court near the 1892 townsite, mid-century blocks around the old downtown, and the broad 1970s and 80s tract neighborhoods along the Thunderbird and 59th Avenue corridors that make up much of the city. Less than a fifth of Glendale's stock was built after 2000; in a metro famous for brand-new subdivisions, this is a city of homes on their second or third set of window treatments.

The exception is the north edge: Arrowhead Ranch, the former 5,000-acre citrus ranch that became one of the far West Valley's first master-planned communities in the late 1980s - Arrowhead Lakes, Sierra Verde, the Highlands - with that era's arched windows, plant shelves, and two-story foyer glass now crossing thirty years old.
